The action

The sellers had lived in the unit for many years but were selling to move to Montreal for work.

The buyers made a higher offer than asking because it was conditional on the sale of their townhouse down the street. In the current sluggish market, subject-to-sale offers are more common than before, but they can work out, says Mr. Watt.

“The reality is, you have somebody committed to the property and they are committed to selling their place. It’s better than nothing.”

What they got

The buyers also got top-notch finishings. The 1,315 square-foot, two-bedroom, two-bathroom unit is in an older building constructed in 1997, but the unit had undergone a complete renovation. The updates included custom wood panelling, cabinetry, new wood flooring, and a high-end kitchen with expensive appliances. The suite features air conditioning, two balconies with ocean views, and the building includes 24-hour concierge, mature landscaped gardens, a huge foyer, a gym and two secured parking spots. The location, steps to the Stanley Park seawall, is a big part of the price tag.

“They over-renovated, to be honest, because they didn’t expect to sell,” says Mr. Watt. “That was not their plan. If they were just doing the reno just to sell it, I’m sure they wouldn’t have bought the ultraexpensive fridge.”

The agent’s take

“There are buyers out there; they just want a deal,” says Mr. Watt. “They won’t pay last year’s price.”

The sale completed in April.
